High Street - Zoning for Sustainable Mixed Use Development - Dilliard & Galloway, LLC

Dillard & Galloway, LLC was instrumental in obtaining approvals for High Street, a project to be developed by the Boston-based GID Urban Development Group in the Perimeter Center area of Dunwoody, GA. High Street is a transit-oriented development with 400,000 square feet of retail space, 1,098,000 square feet of office space, 1,500 apartments, and 1,500 condominiums.

It is the largest corporate office market in the southeast with 26 million square feet of office space, 4,000 businesses and 115,000 employees. Perimeter Center is characterized by traditional suburban low-density, auto-oriented development, with single-use buildings lacking in context and distinction as a unique community. The zoning regulations have created automobile dependence resulting from the segmentation of residential, commercial, and industrial uses as is often required in modern zoning.

Dillard & Galloway, LLC coordinated the approval effort with local elected and appointed government officials, neighborhood organizations, property owners, business leaders and regional and local government staff from public works, planning and zoning, and transportation.

The focus of the development is on the creation of a walkable district with public greenspace, pedestrian and bicycle amenities, mixed-use development, such as housing above retail shops and offices, intersection improvements to increase safety for pedestrians, and transit options to enhance local mobility such as proposed routes for a consolidated shuttle system.
