Wheat Street Master Plan & Tower - Senior Housing Development Consultant - HBDoresy & Associates

HBDorsey & Associates, LLC (HBD) was contracted by the Wheat Street Charitable Foundation (WSCF) as Project Development Manager to lead the redevelopment of Wheat Street Gardens and Wheat Street Towers. The combined redevelopment cost will top $200 million.

Master Plan:

•    Site: 11 acres
•    Location: Auburn Avenue historic district
•    History: Former housing built in 1960s was 1st “faith based” housing development in US
•    Access: It is in walking distance to downtown Atlanta
•    Transit: On public transportation (bus and rail), and a proposed trolley line on Auburn Avenue.
•    Plan: Rebuild it as a pedestrian friendly mixed income, mixed-use development with green space and approximately 400 units of housing (2011- 2014)
•    Sustainability: Residential and Commercial will incorporate sustainable green and energy efficient building technologies.
•    Relations: The City of Atlanta, Local HUD office and civic organizations have all been involved in the development of a master plan.

Wheat Street Towers:

•    Size: 220-unit of rental units
•    Location: Historic Auburn Ave adjacent to Ebenezer Baptist Church and MLK Jr Ctn for Non-violent social change.
•    History: Senior & disabled housing
•    Demographics Served: Undeserved workforce population that earns between 30-100% of the area median income.
